Buying

Find the house. Know the number.

Sebastian rewards buyers who ask about insurance, flood, and how the house was actually lived in. I would rather lose a pretty listing than a client who gets surprised in week three.

01

A conversation before a contract

What you need the house to do, what you can actually carry, and whether Sebastian is the town or just the mailing address you liked online.

02

Agency, in plain English

When you hire me, I work for you. I will explain what that means before we write an offer, including how I get paid. Compensation is negotiable.

03

A search with a point of view

The MLS page is a live Matrix search. Use it, then I will help you sort what is actually worth a showing — flaws included.

04

Offer through keys

Inspection, insurance, appraisal, the title commitment. I stay in the thread until you have the keys and the utilities in your name.

Ask these before you fall for the kitchen

  • What will insurance actually cost on this roof and this year of build?
  • Is there a flood policy, and what zone is the house in?
  • Wind mitigation — has anyone done the form, or are we guessing?
  • Septic or sewer, and when was it last looked at?
  • HOA or a special district, and what do they actually enforce?
  • If it is furnished, what conveys, and what is someone else's memory?

Homes that are furnished because the owner has moved on are a different search. That page is here. The filter tool is on MLS search.

A monthly number you can edit

This is not a loan approval, a quote, or a promise. Florida insurance and property tax move around. Put in a price you are actually considering, then replace the insurance line with a real quote before you fall in love with a house.

Indian River County taxes are not a flat percentage — homestead, city, and special districts change the bill. Ask me and we will look at the actual property appraiser record before you write an offer.
