Selling

Price it like a local. Close it like you matter.

I prepare a house for the market it is actually in. That might mean fresh paint. It might mean selling furnished, as-is, because the family does not live here anymore. Either way you get a plan and a person who picks up.

A mid-century Florida ranch with a turquoise door and palm tree.

The price

Comps from the Indian River MLS, adjusted for condition, flood, and whether the furniture is part of the deal. I will tell you if your number and the market’s number are not the same number.

The prep

Photos, a lockbox, and a list of what to fix versus what to disclose. If the house is full and the owner is gone, start on the transitional page.

The sale

Showings, offers, inspection negotiations, and the title company. You hear from me when something changes — not when it is already a problem.

What you might walk with

Commissions are negotiable and are not set by law or by me. Type the rate we agree on — or leave it blank. Deed documentary stamps in Indian River County are generally $0.70 per $100 of price. Title insurance, repairs, and buyer concessions belong in “other,” because those numbers are yours, not a template.

A short sale, a probate, or a lien can change this completely. I will build a real net with the title company before you pick a price.
