The town

Sebastian, from someone who stayed.

I have lived here since 1994. Indian River County, on the Treasure Coast, with the lagoon on one side and a lot of ordinary good houses on the other. Vero Beach is the next city south. Melbourne is up the coast. The reason people root here is usually the water.

Sabal palms and a dock on the Indian River Lagoon.

The pieces I actually drive

Riverfront & downtown

The working waterfront, Riverview Park, and the older houses within walking distance of the Indian River. This is the Sebastian people picture, and a lot of the furnished seasonal houses live near it.

Sebastian Highlands

The big residential grid west of U.S. 1. Single-story block homes, a mix of retirees and families, and the streets where a vacant furnished house can sit quietly for a year.

Roseland

North of the core, quieter, older, close to the Sebastian River. People who want fewer lights and a longer driveway start looking here.

West Sebastian

Larger lots as you head toward the county’s rural edge. Useful when someone wants a shop, a garden, or a little distance. Still Sebastian. Different rhythm.

Toward the inlet

Sebastian Inlet State Park is the fishing and surf landmark to the east. The barrier island is a different drive, a different insurance conversation, and often a different kind of buyer.

Seasonal residents are a real part of this market. Some come back every winter. Some stop. When they stop, the house is often furnished and the family is not local. That is its own kind of listing, and it has a page of its own.

Worth knowing before you buy

  • Flood zone and wind insurance are part of the purchase, not a footnote.
  • A lot of houses are concrete block and single story. That is a feature for many of my clients.
  • Pelican Island, just north in the lagoon, is the country’s first national wildlife refuge. The inlet park is the weekend plan.
  • I will not quote you a made-up “median price.” Ask and I will pull what actually closed.
